Improvement Survey Plat

An Improvement Survey Plat (ISP) is a critical tool for engineering design when accurate information about existing site features is needed. The minimum requirements of this survey are defined by State of Colorado Statutes. This detailed survey identifies the location of property boundaries and structures, and can include locations of utilities, topography, and other critical elements, providing a reliable foundation for design and construction planning. It ensures that your design team will have precise data to develop effective and compliant designs tailored to the site’s conditions. ALTA Survey

Similar to an Improvement Survey Plat, an ALTA Survey can be the cornerstone of your site design. Formally called an ALTA/NSPS Land Title Survey, this detailed land survey is primarily used for commercial real estate transactions. However, by incorporating optional Table A requirements, it can be adjusted to include the site elements critical to your design. An ALTA Survey is ideal for complex projects that involve significant financial or legal considerations, or when a detailed and standardized level of information is required.

FEMA

A FEMA Elevation Certificate is a crucial document used to determine the flood risk of a property. It provides detailed information about a building’s elevation in relation to the Base Flood Elevation (BFE), which is the height of the flood water expected during a 100-year flood.

FEMA Elevation Certificates are important for a variety of reasons:

Flood Insurance

It helps determine the appropriate flood insurance premium. Properties elevated above the BFE typically have lower rates.

Floodplain Management

Local communities use it to enforce floodplain regulations and ensure buildings are constructed to withstand flooding.

Mortgage and Title Companies

These entities often require the certificate to assess the property’s flood risk.

When Do You Need a FEMA Elevation Certificate?

Property Transactions

An EC is often required by mortgage lenders and title companies for properties located in high-risk flood zones (Special Flood Hazard Areas or SFHAs). This helps ensure the lender understands the flood risk associated with the property.

New Construction or Substantial Improvements

If you’re planning a new build in an SFHA or make significant improvements to an existing structure, an EC may be required by your local community to verify that the lowest floor is built above the base flood elevation (BFE).

Supporting the Modification to Flood Maps

An Elevation Certificate can be valuable evidence if you wish to challenge the designated flood zone or base flood elevation for your property.
